Higher-risk industrial environments, including factories and manufacturing sites, are usually inspected every three years. High-risk locations such as swimming pools and petrol stations may need testing every year.

An EICR is also worth arranging when you take on a new unit, change how a building is used, or finish major alterations. Your insurer may set its own interval, so check your policy. We confirm the right frequency for your premises and record the next due date on the report.

These codes rate anything the inspection finds. C1 means danger is present and immediate action is needed. C2 means a fault is potentially dangerous and needs urgent remedial work. C3 is an improvement that is recommended but not required. You may also see FI, which means further investigation is needed.

Under the Electricity at Work Regulations 1989, employers and anyone in control of a workplace must keep its electrical systems safe, so far as is reasonably practicable. Between landlord and tenant, it comes down to the lease. Under a full repairing and insuring lease, the tenant usually takes responsibility for their unit. Landlords normally remain responsible for common parts and shared supplies.

Check your lease before booking work. If it is unclear, an EICR gives both parties an agreed record of the installation’s condition.

It depends on the job. New installations and new circuits receive an Electrical Installation Certificate. Smaller additions and alterations receive a Minor Works Certificate. Inspections of an existing installation produce an EICR.

Emergency lighting needs a brief functional test every month and a full-duration test once a year, to confirm the system runs for its rated time, typically one or three hours. Fire alarms should comply with BS 5839. They need weekly user checks and a professional service every six months.

We carry out the inspection, testing and certification for both, so you have the records to show your fire risk assessor.

Ask for evidence rather than taking it on trust. A fully qualified electrician will usually hold an NVQ Level 3 in electrotechnical work and a current wiring regulations qualification. Check that the company is registered with a recognised scheme such as NICEIC or NAPIT, using the scheme’s online register. Ask to see public liability insurance too, which is essential for commercial work.

Many electricians work mainly on homes, and even highly rated electricians on review sites may have limited commercial experience. Ask about their experience with three-phase supplies, emergency lighting and commercial installations. Qualified professionals will also be able to issue Electrical Installation Certificates and EICRs.

Part P of the Building Regulations covers electrical work in homes, so most commercial electrical work is not notifiable under it. Commercial work must still meet BS 7671 and the Electricity at Work Regulations. Other parts of the building regulations, such as fire safety and energy efficiency, can apply to a fit-out.
